Beverly MA Housing Market Report
As a continuation of my series of market snapshots to illuminate the distinction between northeastern MA real estate market trends and the national trends which are getting so much negative press lately, today let’s look at the past 90 day sales of single family homes in this Beverly MA Housing Market Report 09/06/2011 as compared to the same period in 2010.
Beverly MA Single Family Home Sales 2010 vs. 2011
During the period of June 6 to September 6 in 2010 there were 75 single family home sales in Beverly MA at an average sale price of $396k.
During the same period June 6 to September 6 in 2011 we saw 78 single family home sales in Beverly at an average sale price just under $468k.
In essence, same volume of sales but a slight increase in the average price due to activity in the $1 million+ price range. In both years the majority of sales have been focused between $200k and $400k. The demonstrates a trend we have been seeing this year in the volume of sales slowing or even reducing but average sale prices rising due to activity in higher price ranges. There are less first time buyers in the market place but more well positioned buyers taking advantage of the past few years of softer market conditions to cash in on slightly lower prices and excellent mortgage interest rates.
Here is a list of all currently available Beverly single family homes in the town’s most active $200k – $400k range
